Reimagining Property Search Through Intelligent Matching
Finding a home is personal. Searching for one should not feel mechanical.
The Foyer set out to rethink property discovery, challenging traditional portals by replacing endless scrolling with intelligent matching. When Elemental joined the project, it was still at idea stage. The founders had a clear vision and a patented scoring concept, but needed a technical partner to scope, design, develop and launch a fully functional platform.
Through collaborative workshops and structured scoping sessions, we worked closely with the founders to translate that vision into a scalable web application. This was not about building a typical property website, but about engineering a system capable of supporting a compatibility-based matching model.
Early research revealed a consistent problem. Property seekers were overwhelmed. Traditional portals prioritised volume over relevance, forcing users to scroll through dozens of listings that almost worked, manually comparing details and often feeling uncertain about their choices.
What they wanted was clarity.
They wanted to understand how closely a property aligned with their personal preferences. They wanted meaningful matches, not static filter results.
Our role was to structure this insight into a product that could operate reliably and scale. Every user preference and listing detail needed to function as structured data within a cohesive architecture, where the strength of the platform depends on how intelligently those data points interact.
This is where custom web application development becomes critical. Not simply presenting listings, but creating the digital foundation for a smarter decision-making experience.
A Dating App… But for Real Estate
The central idea behind The Foyer is simple but powerful: match people to properties based on compatibility.
Elemental designed and developed a full web application that allows users to define detailed preferences such as location, budget, property type, size and must-haves. These inputs feed directly into a patented scoring engine that ranks properties from 1 to 100 based on how well they align with each user’s requirements.
Instead of forcing users to scroll endlessly, the highest compatibility scores surface first. The experience becomes focused, personalised and far more efficient.
To support this, we built both the front end and back end of the platform, integrating the proprietary algorithm into a secure, scalable environment. The system includes user authentication, stored preferences, saved searches, automated notifications, administrative dashboards and a comprehensive content management layer.
While the interface feels simple and intuitive, the underlying structure was carefully engineered to ensure performance, flexibility and long term product evolution.
The result is a bespoke PropTech platform that behaves more like a SaaS product than a traditional property portal.
Work Smarter, Not Harder
For compatibility matching to deliver meaningful results, listings need depth.
Uploading a property on The Foyer guides owners through a structured series of multiple choice questions. Each additional detail strengthens the accuracy of the compatibility score and improves the quality of enquiries received.
One of the most important challenges during development was ensuring that this level of detail felt intuitive rather than overwhelming.
The property industry is accustomed to quick uploads and minimal information capture. The Foyer takes a different approach. It prioritises precision over convenience, helping ensure that properties are introduced to the right people.
Elemental worked carefully to balance clean user experience design with structured data collection. The interface needed to feel effortless, while the platform itself processed increasingly detailed inputs behind the scenes.
This shift from visibility to relevance is what differentiates the product. It is not about making every listing visible. It is about helping each listing be found by the right person.
Find Your Perfect Home
Property decisions are rarely driven by logic alone.
While budget, size and location matter, the final decision often comes down to something more personal. It could be a fireplace that makes the space feel warm and inviting, a particular layout that simply feels right, or even a detail like flooring that turns a promising listing into an immediate dealbreaker.
Traditional property portals treat search as a transactional exercise, relying heavily on filters and broad categories. The Foyer takes a different approach by recognising that preferences are layered, nuanced and often subjective. Instead of asking users to manually compare dozens of near matches, the platform translates those personal preferences into structured compatibility scores that prioritise relevance from the outset.
Research consistently shows that users become frustrated when digital platforms fail to personalise results. The Foyer was built specifically to address this challenge by combining detailed user inputs with a patented matching algorithm that measures how closely a property aligns with individual expectations.
From a development perspective, this required building a custom web application capable of supporting sophisticated proprietary logic while maintaining a seamless and intuitive experience. From a product perspective, it resulted in a scalable, data driven property platform designed to prioritise fit over volume and help users move forward with greater confidence.

INTERESTING FACTS
Personalisation is not just a product feature, it is a commercial advantage.
Research from WiserNotify (2025) indicates that personalised offerings can increase conversion rates by between 10% and 50%, generate strong returns on investment, and contribute to measurable company growth for businesses that prioritise tailored experiences. In real estate, where trust and fit directly influence decision making, the ability to align properties with individual preferences becomes a meaningful competitive differentiator.
The Foyer was developed and market tested across a broad cross section of users, including real estate agents, property managers, interior designers, architects and everyday property seekers. While no sample can ever represent every possible scenario, the platform was shaped by diverse perspectives before going live. That feedback informed refinements in usability, scoring logic interpretation and overall experience design.
The platform was intentionally built to balance objectivity and subjectivity. On one hand, it relies on structured data and measurable compatibility scoring. On the other, it recognises that property decisions are deeply personal. The Foyer bridges that gap, providing a tool that supports both property seekers looking for meaningful matches and property listers aiming to present their properties in a more relevant and impactful way.
As the platform continues to evolve, ongoing enhancements are guided by real user behaviour and engagement insights, reinforcing its commitment to continuous improvement and long term growth.
CHALLENGES
Like many strong digital products, The Foyer did not begin as a platform, it began as logic.
In its earliest form, the matching concept lived inside spreadsheets, formulas and hand drawn frameworks that explored how personal preferences could be measured and compared. The challenge was not simply technical. It was conceptual. How do you translate something inherently subjective, such as what makes a property feel right, into structured logic that can operate at scale?
One of the core development challenges was transforming those spreadsheet based calculations into a fully functioning, real time property matching engine. Excel formulas are powerful in isolation, but building a secure, scalable web application that applies proprietary scoring logic across multiple users and listings requires an entirely different level of architectural planning.
The algorithm had to behave consistently, process structured inputs accurately and deliver compatibility scores reliably, all while maintaining strong performance and a seamless user experience. At the same time, the platform needed to remain flexible enough to evolve as new features and refinements were introduced.
Another key challenge was ensuring that the transition from manual comparison to automated matching did not lose the human element that inspired the concept in the first place. The system needed to preserve nuance while operating within defined parameters.
Through careful scoping, technical planning and full stack development, Elemental transformed a spreadsheet driven model into a scalable, production ready PropTech platform. What began as formulas and sketches is now a live web application designed to change how property seekers and listers connect.
